Lot premiums, orientation, and preserve views at Verdana or Kingston — what should I verify on the plat before I pick a homesite?

Before you pick a Verdana or Kingston homesite, pull the recorded plat, match lot width to the fee/CDD product column, walk rear adjacencies and easements, and get a dated builder lot-premium exhibit. Ask in writing whether a preserve or lake “view” is marketing or a recorded restriction — Lennar’s legal copy says views and site-plan illustrations are not guarantees.

Key facts

  • KingstonLiving’s site plan is a master map with labeled districts (Kingston South, Esplanade, Estates, Commercial, Kingston School) — a conceptual exploration tool, not a substitute for a recorded plat for a specific homesite. (kingstonliving.com/siteplan)
  • Lennar Legal — Site Plan / Community Map disclaimer: illustrations are conceptual / artist’s renditions; roads, easements, land uses, plat maps, lot sizes, zoning, drainage, and development may be incomplete, inaccurate, or change without notice — never rely on illustrations alone when purchasing. (Lennar Legal)
  • Lennar Legal — Views: “Actual views may vary… Lennar makes no guarantees regarding continuing existence of any view from a home.” (Lennar Legal)
  • Kingston South builder footprints on KingstonLiving (marketing counts, not plat): Lennar ~1,358 homes/villas; Pulte ~320; Neal ~1,100 — use only to know which builder to ask for lot-premium exhibits. (Kingston Site Plan)
  • Verdana Village: 20052 Verdana Village Blvd, Estero, FL 33928; about six miles east of I-75 off Corkscrew Road. (verdana-village.com/community)
  • Verdana 2026 Fees Summary prices HOA/CDD by lot-width product (e.g. Neighborhood 1: 42'–75' monthly HOA bands; CDD Phases 1&2 annual totals by the same widths) — lot width on the plat / sales exhibit is part of carrying-cost identity, not just aesthetics. (Verdana 2026 Fees Summary PDF)
  • Kingston One CDD FY2027 Non-Ad Valorem Assessment Summary schedules assessments by product / lot size (Condo; SF 36' through 72') and by assessment area (Series 2025 Area One vs Future Bond Series 2) — confirm which assessment column applies in writing. (Kingston One FY2027 Final Budget PDF)
  • Verdana Governing Documents hub hosts Master / Neighborhood Declarations, amendments, ARC guidelines, and HOA fee sheets — use Declaration + ARC for setbacks / building envelope; fee sheet for product labels. (verdana-village.com/governing-documents)
  • Lee County Property Appraiser portal is reachable for parcel / ownership lookups once a homesite Folio is known. If Clerk plat search flakes, ask title/builder for recorded plat copies. (leepa.org)

Plat / homesite verify checklist

  1. Recorded plat sheet for the lot (not brochure site map).
  2. Lot dimensions / width product label matching CDD/HOA fee tables.
  3. Rear / side adjacencies: preserve, lake, golf-cart path, future phase, school, commercial.
  4. Easements / drainage / utility corridors on the plat.
  5. Building envelope / setbacks vs chosen plan.
  6. Lanai / primary-view orientation vs true north and afternoon sun.
  7. Written lot premium schedule from the selling builder for that release (date-stamped).
  8. Written statement whether any “preserve/lake view” is a marketing label or a recorded restriction.
  9. CDD assessment area for that lot (see how to read CDD millage and budget docs, and Kingston One’s FY2027 assessments by product).

Local example

On October 28, 2026, a buyer comparing a Verdana 52'-style homesite to a Kingston South lakeside pin used KingstonLiving’s colored master map and a sales-center “preserve view” pitch as if both were deed facts. The useful diligence was: pull the recorded plat sheet, match lot width to the Verdana 2026 Fees Summary / Kingston One FY2027 product column, walk rear adjacencies, and ask the selling builder for a dated lot-premium exhibit plus a written answer on whether the view is marketing or a recorded restriction — because Lennar’s legal pages already warn that site-plan illustrations and views are not purchase guarantees.

What this means for buyers

Homesite selection is underwriting, not vibes. Orientation, easements, and product width change both lifestyle and annual assessments. Do not paste an undated premium grid into your offer worksheet.

What this means for sellers / relocators

When explaining a Corkscrew new-construction shortlist to out-of-state family, show the plat and fee/CDD product column — not only the aerial with a blue lake wash.

FAQ

Is the KingstonLiving site plan enough to pick a lot?

No. It is a master exploration map. Pull the recorded plat for the specific homesite before you treat dimensions, easements, or adjacencies as settled.

Does a “preserve view” or “lake view” label mean a permanent deeded view?

Not by itself. Ask in writing whether it is marketing or a recorded restriction. Lennar’s Views disclaimer states views cannot be relied upon as the actual view from a particular home and are not guaranteed to continue.

Why does lot width matter beyond curb appeal?

Verdana’s 2026 Fees Summary and Kingston One’s FY2027 assessment table both schedule costs by product / lot size. Width is part of your carrying-cost identity.

Where do I get a real lot-premium number?

Only from a dated builder lot-premium exhibit for that release. Do not use undated broker grids.
