After Kingston’s Grand Opening — what do Kingston One CDD’s adopted FY2027 assessments actually look like by product type?
Kingston One’s adopted FY2027 table (Final Budget Aug 19, 2026) is the product-tier answer: Area One after paydown runs $1,244.68 (Condo) to $2,563.83 (SF 72')/year with O&M $70; Future Series 2 currently shows O&M-only $74.47 until debt is set. Match product width + assessment area; use our CDD millage and budget guide for HOA and tax beside it.

Key facts
- Kingston One CDD Fiscal Year 2027 Final Budget is adopted (hearing / budget date on cover: August 19, 2026). Prefer the local PDF when the live Documents page flakes; retry kingstononecdd.com. (Kingston One FY2027 Final Budget PDF; accessed 2026-10-28)
- CDD assessments are non-ad-valorem special assessments scheduled by product — not school-style millage on taxable value. Our CDD millage and budget guide teaches how to read debt vs O&M vs HOA vs county tax; this post is the adopted FY2027 product table. (Kingston One Finances / Documents)
- Assessment Summary notations: (1) Annual assessments include Lee County collection costs and statutory discounts for early payment. (2) Debt service per unit, lot product type, lot product mix, and future bond series to be determined. (FY2027 Final Budget — Assessment Summary)
- Series 2025 Assessment Area One — FY2027 Total Assessment After Paydown (Debt + O&M $70 + discounts/collections costs): Condo $1,244.68; SF 36' $1,319.15; SF 37' $1,353.72; SF 37.5' $1,371.01; SF 42' $1,526.60; SF 45' $1,630.32; SF 47' $1,699.47; SF 52' $1,872.34; SF 57' $2,045.21; SF 62' $2,218.09; SF 72' $2,563.83. (Assessment Summary; accessed 2026-10-28)

- Before-paydown Area One column shows much higher totals (e.g. SF 52' before-paydown total $5,450.45 vs after-paydown $1,872.34) — label which column applies; do not mix before/after paydown. (Assessment Summary)
- Post–Grand Opening context only: models open as of the Oct 17, 2026 Grand Opening — the CDD table is independent of model tours; still ask which assessment area / product width the homesite maps to. (Neal Grand Opening page + FY2027 PDF)
- HOA dues are not in the Kingston One CDD PDF — ask builder / association disclosure in writing. Do not paste Verdana Master $181/mo onto Kingston. (Process; Verdana fee contrast)
How to use this table
- Confirm assessment area (Series 2025 Area One vs Future Bond Series 2) in writing for your lot.
- Confirm product / lot size (Condo vs SF width).
- Read Debt, O&M, and FY2027 Total as separate columns.
- Prefer After Paydown Area One totals when that is the column that applies — do not quote Before Paydown as current without labeling.
- Treat Future Series 2 $74.47 as today’s O&M-only line until debt is set — not the long-term all-in bill.
- Add HOA and ad-valorem tax as separate lines (how to read CDD docs). Only ÷12 for cash-flow sketches, labeled as annual÷12 estimate.

Source: Kingston One CDD FY2027 Final Budget, Non-Ad Valorem Assessment Summary (accessed 2026-10-28). Totals include Lee County collection costs and statutory early-payment discounts per Notation (1). Future bond series / debt service still “to be determined” per Notation (2).
Local example
A buyer touring Kingston models the week after the Oct 17, 2026 Grand Opening asked for “the monthly CDD.” The adopted answer is not a single monthly — it is a product row. On the FY2027 Assessment Summary (Final Budget Aug 19, 2026), an Area One after-paydown SF 52' total is $1,872.34/year (debt $1,690 + O&M $70 + discounts/collections), while a Future Bond Series 2 row for the same width currently shows $74.47 O&M-only until debt is set. Mapping the homesite to the correct area + width before ÷12 is the whole diligence move.
What this means for buyers
Open the PDF, match your lot, then build a four-line carry sheet (CDD debt, CDD O&M, HOA, ad-valorem tax). Models open does not pick your assessment column for you.
What this means for sellers / relocators
When comparing Kingston new construction to a Corkscrew resale, put the FY2027 product total on the new side as an annual non-ad-valorem line — not a guessed HOA monthly.
FAQ
What is the Kingston One CDD assessment for FY2027?
It depends on product width and assessment area. Area One after-paydown totals run from $1,244.68 (Condo) to $2,563.83 (SF 72') per year on the adopted table (accessed 2026-10-28). Future Series 2 currently shows $74.47 O&M-only until debt is set.
Is the $74.47 Future Series 2 figure my long-term bill?
No. Notation (2) says future bond series / debt service is to be determined. Treat $74.47 as today’s O&M-only line on that schedule, not the eventual all-in assessment.
Can I use the before-paydown column?
Only if that column actually applies — and label it. Example: SF 52' before-paydown total $5,450.45 vs after-paydown $1,872.34. Do not mix columns.
Does this PDF include Kingston HOA dues?
No. Ask builder / association disclosure in writing. Do not paste Verdana’s Master HOA onto Kingston.
How is this different from the CDD reading primer?
Our CDD millage and budget guide teaches how to read millage/budget stacks. This post publishes the adopted FY2027 product numbers from Kingston One’s Final Budget.
