Builder registration and co-broke timing — what should I clarify so representation stays clear at Rivergrass, Kingston, and Verdana?
Treat each builder at Rivergrass, Kingston, and Verdana as its own registration clock. Lennar and Taylor Morrison publish first-contact rules; Neal and Pulte need written sales-center confirmation. Clarify builder, policy, and accompany plan before any phone, web form, or model walk — booking alone can kill co-broke.

Key facts
- Kingston is a multi-builder master plan: Neal Communities, Pulte Homes, Lennar, Taylor Morrison; developer Cameratta Companies. Treat each builder’s sales-center registration and co-broke rules as separate. (Neal Grand Opening page)
- Kingston Grand Opening: Sat Oct 17, 2026, 11:00 a.m.–2:00 p.m. at 20064 Kingston Southern Pkwy, Estero, FL 33928. Models are open post–Grand Opening — a first visit still starts a registration clock. (Cameratta; Neal Grand Opening page)
- Kingston South (~3,625 homes — Neal, Pulte, Lennar) vs Esplanade at Kingston (~1,285 — Taylor Morrison). Village identity matters because TM’s published broker terms apply to Esplanade sales offices, not automatically to Kingston South builders. (Neal Grand Opening page)
- Lennar Broker Participation Policy: cooperating-broker commissions are not offered in every community; where offered, the Prospect must identify/register the Cooperating Broker on first contact with a Lennar employee (phone, online/internet sales, in-person visit, or self-guided/virtual tour — whichever is first). (Lennar Legal)
- Lennar: registration alone is not enough — the Cooperating Broker (or affiliated sales associate) must accompany the Prospect on the initial visit / initial self-guided tour (or first virtual tour if the Prospect is not local). (Lennar Legal)
- Lennar: unless otherwise agreed in writing, registration is effective 60 days, and may extend another 60 days if the Broker accompanies the Prospect to the sales office before the first period expires; Prospect must also contract within the Registration Period and close; a written Cooperating Broker Agreement is required. (Lennar Legal)
- Lennar Booking-by-Appointment disclaimer: booking an appointment on Lennar.com does not constitute realtor registration under the Broker Participation Policy. (Lennar Legal)
- Rivergrass is a Lennar community (Oil Well Road, Naples FL 34120; Coming soon; by appointment). Confirm in writing whether co-op commission is offered at this community before relying on it. (Rivergrass | Lennar)
- Taylor Morrison Terms of Use: to register a broker, the buyer must not already be registered as an unrepresented prospect; introduction methods include (a) broker accompanies on first visit, (b) broker calls the sales office before first visit and buyer names broker on the registration form, or (c) buyer names broker on the first-visit registration form. Broker must deliver executed TM Broker Agreement + 1 original business card within 48 hours of first visit (and before purchase agreement). (Taylor Morrison Terms of Use)
- Neal Communities “For Realtor” page markets a Realtor Rewards program and early inventory access; the page does not publish a first-visit accompany rule — confirm Kingston South Neal sales-center registration in writing before first contact. Do not treat any marketing commission language as a guaranteed Kingston rate. (Neal — For Realtor)
- Pulte: confirm Kingston South Pulte sales-center first-visit registration and Broker/Agent Commission Agreement in writing; don’t guess a SWFL rate from another region’s loyalty materials.
- Verdana Village’s official site is association/lifestyle-facing (Cameratta master plan; builders have historically included Pulte + Lennar among others). Co-broke timing follows the builder selling the homesite — ask which builder owns the lot before any interest-list or model visit. (verdana-village.com/community)
Builder registration checklist (before first contact)
- Identify the builder(s) before any form, chat, VIP list, or model walk.
- Read that builder’s current Broker Participation / Terms page.
- Register and accompany on first contact where required.
- Get written confirmation that co-op is offered at this community.
- Keep your Florida buyer-broker agreement / disclosure separate from builder co-broke eligibility.
First-contact rules by builder (process only; confirm co-op here)
| Builder / community | Published first-contact rule | Accompany / paperwork | Confirm co-op offered here? | What kills eligibility |
|---|---|---|---|---|
| Lennar — Rivergrass / Kingston South | Identify/register Cooperating Broker on first contact (phone, web, in-person, or self-guided/virtual — whichever first) | Broker must accompany initial visit / tour | Yes — ask in writing for this community | Booking an appointment alone; unaccompanied first visit; registration expired (60 + optional 60) without contract/close |
| Taylor Morrison — Esplanade at Kingston | Introduce broker at/before first visit (accompany, pre-call + name on form, or name on first-visit form) | Executed TM Broker Agreement + 1 business card within 48 hours (before purchase agreement) | Yes — Esplanade sales office | Already registered unrepresented; prior visit without naming broker; prior broker; unaccompanied online/phone registration |
| Neal — Kingston South | Confirm registration process in writing at Neal sales center | Ask — For Realtor page does not publish accompany rule | Confirm Rewards / co-op terms in writing for Kingston | Assuming you can “add an agent later” after touring alone |
| Pulte — Kingston South | Confirm first-visit registration at Kingston South Pulte sales center | Expect registration + Broker/Agent Commission Agreement (confirm local) | Confirm in writing — don’t guess rate | Touring first without registration paperwork |
| Verdana Village (builder-specific) | Follow the selling builder’s policy for that homesite | Same as that builder | Ask which builder owns the lot before interest-list / model visit | Treating the HOA/community site as a substitute for builder registration |
Local example
The week after Kingston’s Oct 17, 2026 Grand Opening, an out-of-state buyer booked a Lennar model appointment from the plane and walked a Kingston South model alone “just to look.” Under Lennar’s published Broker Participation Policy, that first contact can start — and close — the co-broke clock before a cooperating broker is ever named. The clearer sequence for Rivergrass, Kingston, or Verdana is: name the builder → read that builder’s current policy → plan accompany/registration → then phone, form, or model walk.
What this means for buyers
Representation is a timing problem, not a personality problem. Do not reverse the order for a weekend model walk. Cross-check post–Grand Opening tour logistics with the Kingston verify list (see what to verify after Kingston’s Grand Opening); this post is the registration clock, not inventory.
What this means for sellers / relocators comparing new vs resale
If you are helping family shop Corkscrew new construction, send them the builder policy links before the first sales-center visit. A resale tour with your agent does not automatically protect a later builder registration.
FAQ
Can I add a buyer’s agent after I already toured Kingston or Rivergrass?
Often no — Lennar and Taylor Morrison publish first-contact / first-visit rules that can block later registration. Confirm that builder’s policy before any contact.
Does booking a Lennar appointment online count as realtor registration?
No. Lennar’s Booking-by-Appointment disclaimer says booking on Lennar.com does not constitute realtor registration under the Broker Participation Policy.
Are Kingston South and Esplanade the same for co-broke?
No. Kingston South (Neal / Pulte / Lennar) and Esplanade at Kingston (Taylor Morrison) use different sales offices and published broker terms. Pick the village and builder first.
Does Verdana’s community site register my broker?
No. Co-broke follows the builder selling the homesite. Ask which builder owns the lot before any interest list or model visit.
Will you quote a commission percentage for these communities?
Not as a promise. Confirm whether co-op is offered at this community, and on what written terms, with the selling builder — then pair that with your own Florida buyer-broker agreement.
