Kingston after the Oct 2026 Grand Opening — what should buyers verify now that models are open?

By Mike PepplePublished Updated 4 min read

After Kingston’s Grand Opening on Saturday, October 17, 2026 (11:00 a.m.–2:00 p.m. at 20064 Kingston Southern Pkwy, Estero, FL 33928), models from four builders are open for tours—but open models do not mean carrying costs, amenity timing, or HOA dues are settled. Verify which village, which builder contract, what is open vs planned, and which Kingston One CDD assessment area applies before you register.

Key facts

  • Grand Opening ran Oct 17, 2026, 11:00 a.m.–2:00 p.m. at 20064 Kingston Southern Pkwy, Estero, FL 33928. (Cameratta; Neal Communities)
  • Four builders are selling: Neal Communities, Pulte Homes, Lennar, Taylor Morrison; developer Cameratta Companies. Treat each builder’s contract and sales center separately. (Neal Grand Opening page)
  • Kingston South is planned at about 3,625 homes (Neal, Pulte, Lennar); Esplanade at Kingston about 1,285 homes (Taylor Morrison). (Neal Grand Opening page; Cameratta)
  • Master plan scale is cited at roughly 7,700+ acres / up to about 10,000 residences at build-out—Oct 17 opens first models, not a finished community. (Neal; Cameratta; Florida Weekly)
  • Pulte completed four model homes at Kingston South and markets 13 floor plans (AllGen options noted in coverage). (Florida Weekly, Oct 14, 2026)
  • Cameratta (Sep 1, 2026) placed Kingston about 10 miles east of I-75 on Corkscrew and described Kingston South amenities as planned (indoor sports, saloon, resort pool)—distinguish open models from open amenities. (Cameratta)
  • Kingston One CDD posts its FY2027 Final Budget on the district Documents page (uploaded Aug 20, 2026)—use that for assessments, not sales-center guesses. (kingstononecdd.com)

What “models open” does and does not settle

Settled by Grand OpeningStill buyer homework
Physical model tours at the Estero sales campusExact HOA dues in writing for your village / product
Four named builders actively sellingWhich amenities are open now vs planned
Public address for Maps / appointmentsKingston South vs Esplanade contract path
Confirmation the project is past “coming soon”Kingston One CDD assessment area for your homesite (see how to read CDD docs)

Village and builder split (do not collapse into one product)

  1. Pick the village first. Kingston South (Neal / Pulte / Lennar) and Esplanade at Kingston (Taylor Morrison) are different neighborhood products with different amenity and contract stacks.
  2. Pick the builder second. Floor plans, lot premiums, incentives, and closing calendars are builder-specific—even when models sit on the same campus.
  3. Ask amenity timing in writing. Cameratta’s Sep 1, 2026 model-homes news framed Kingston South amenities as planned; open models ≠ open resort pool or sports complex.
  4. Map the homesite to Kingston One CDD before you treat any annual assessment number as yours (CDD walkthrough).

Local example

The week of October 14–17, 2026, Florida Weekly covered Pulte’s four Kingston South models and 13 floor plans; Cameratta and Neal published the Saturday Grand Opening at 20064 Kingston Southern Pkwy. An out-of-state buyer who walked models that weekend still needed to: (1) confirm Kingston South vs Esplanade, (2) get amenity open-vs-planned language in writing, and (3) open Kingston One’s FY2027 Final Budget before treating any assessment anecdote as a monthly budget line.

What this means for buyers

Treat Oct 17 as the start of document diligence, not the finish line. Register only after you know village, builder, assessment area, and which amenities are actually operating. Do not convert brochure lifestyle copy into a carry model.

What this means for sellers / relocators comparing resale vs new

If you are weighing a Corkscrew resale against Kingston new construction, price the unfinished amenity and assessment unknowns into the “new” side—models open does not equal a finished master-planned lifestyle.

FAQ

Models are open at Kingston — what still isn’t settled before I register with a builder?

HOA dues in writing, amenity open-vs-planned dates, your exact CDD assessment area/product, and which village (Kingston South vs Esplanade) you are actually buying into.

Kingston Estero after grand opening — what should I ask on the first tour?

“Which village is this homesite in? Which amenities are open today? Which Kingston One assessment schedule applies? Can I have the fee disclosures in writing before I leave a deposit?”

Post–Oct 17 Kingston — CDD, HOA, amenity timing, and registration order for out-of-state buyers?

Tour models → lock village/builder → pull Kingston One FY2027 budget for the product → get HOA/amenity timing in writing → then decide on registration. Do not reverse that order for a weekend incentive.

Are all four builders interchangeable?

No. Neal, Pulte, Lennar, and Taylor Morrison run separate contracts and sales paths even when models share a campus.
