Before writing an offer, request the building’s recent budgets, reserve study or reserve schedule materials as available, meeting minutes that discuss capital projects, insurance summary information the association can provide, and any known special-assessment history or pending projects—then ask targeted questions without inventing dollar conclusions. This is process diligence for Mystique, Epique, Bay Colony towers, Kalea Bay, Infinity, branded residences, and similar assets. Numbers come from documents and specialists, not from memory of a friend’s assessment three seasons ago.

Questions to ask the association or manager
- Are any special assessments pending, noticed, or under active discussion?
- What major projects are on the five- to ten-year horizon in the reserve plan?
- How were recent insurance renewals handled, and were owner contributions adjusted?
- What is the process and typical timing for estoppel and document packages in a resale?
- Are there open violation or alteration issues on this unit that could become buyer problems?
When to bring specialists
- Structural or concrete concerns → qualified inspectors/engineers as appropriate
