I already live under the Pelican Bay Foundation — what should I verify before joining Club Pelican Bay?

By Mike PepplePublished Updated 4 min read
A quiet boardwalk through mangroves leading toward a white sand Gulf beach in Pelican Bay, Naples Florida, with a golf fairway visible through palms on the other side

Living under the Pelican Bay Foundation already covers beaches, tram, racquets, and community amenities via the mandatory FY2027 assessment ($3,435) — Club Pelican Bay is a separate member-owned 27-hole club, so verify sponsorship, waitlist, category, and current initiation/dues in writing with the Club before you treat golf as part of Foundation living.

Key facts

  • Pelican Bay Foundation is the mandatory master homeowners’ association for all property owners. (PBF Estoppel FY2027)
  • FY2027 (Oct 1, 2026–Sep 30, 2027) Foundation annual assessment: $3,435 ($858.75 quarterly) = operating $2,180 + replacement reserve $497 + bulk media $758. (PBF Estoppel FY2027; corroborated by PBF FY2027 Budget)
  • Budget math: Membership Assessments revenue $15,755,400 ÷ 7,227 assessable units → published operating rate $2,180 per unit; Replacement Reserve rate $497. (PBF FY2027 Budget)
  • Buyer pays a $15,000 Resale Capital Assessment at closing (separate check to Foundation; applies to transfers recorded on/after Oct 1, 2026); a one-time exemption may apply for current owners moving within Pelican Bay ($1,000 processing fee if used). (PBF Estoppel FY2027)
  • Foundation does not require approval for transfer of unit (sub-association may); no right of first refusal. (PBF Estoppel FY2027)
  • Foundation amenities include staffed beaches, beachfront restaurants (Marker 36 & Sandbar), racquets, parks, boardwalks, tram, and Community Center. (pelicanbay.org)
  • Club Pelican Bay is a separate private, member-owned club (opened 1980): 27 holes (Club / Pelican / Bay nines), ~240 acres, 50,000-sq-ft clubhouse (2017), Spa & Fitness, Golf Shop — 707 Gulf Park Dr, Naples FL 34108; (239) 597-1183. (clubpelicanbay.com)
  • Foundation living does not equal Club membership: Club membership is optional, application-based, and independent of the Foundation assessment. (Club + Estoppel contrast)
  • Club initiation / dues dollars are not published here — confirm in writing with the Club before you model costs. (no live club fee schedule published as of Oct 28, 2026)
  • Foundation HQ: 6251 Pelican Bay Boulevard, Naples, FL 34108; Member Services memberservices@pelicanbay.org; (239) 597-8081. (PBF Estoppel / pelicanbay.org)

Always request a property-specific estoppel before relying on a sample form. Club Pelican Bay initiation and dues are not on the Foundation estoppel—treat any dollar figure heard on a tour as unconfirmed until the Club puts it in writing.

Local example

A seasonal owner who already closed into a Pelican Bay mid-rise paid (or credited) the Foundation’s Resale Capital Assessment and began paying the $3,435 FY2027 annual assessment. In October 2026 they tour Club Pelican Bay after hearing “everyone joins.” Correct diligence that month: (1) pull current Foundation materials for guest-card and amenity rights you already have, (2) request a Club membership packet naming category, initiation, dues, food minimums, and waitlist position in writing, (3) compare the combined Foundation + condo + Club carry against actual months-in-residence. Skipping step 2 is how Foundation residents over-buy golf they will not use.

What this means for buyers (already in Foundation)

Ask the Club for: membership category definitions, current initiation and annual dues, any food & beverage minimum, waitlist length by category, and what happens on resignation or sale of the Pelican Bay residence. Ask Member Services for the current estoppel and FY2027 Budget PDF so you can model Foundation carry before you sign a Club application.

What this means for sellers

If you are marketing a Pelican Bay home with Club membership, disclose membership category and transfer rules in writing. Buyers who already understand Foundation vs Club close faster; buyers who confuse the two often retrade after reading the estoppel.

FAQ

Does every Pelican Bay owner get Club Pelican Bay golf?

No. Foundation membership is automatic with ownership. Club membership is separate and capacity-constrained.

Where do I see the Foundation’s annual cost?

Request an estoppel. The FY2027 Estoppel and FY2027 Budget both show a $3,435 annual assessment ($2,180 operating + $497 reserve + $758 bulk media), plus a $15,000 Resale Capital Assessment on transfer (form ~Aug 2026).

Can I join the Club without owning in Pelican Bay?

Confirm with the Club. Public materials emphasize a private, member-owned structure tied to the Pelican Bay community—do not assume non-owner categories exist without Club confirmation.

Why aren’t Club initiation dollars on this page?

As of this review, the Club’s public membership pages describe structure and amenities but do not post a confirmed live fee schedule. Get dollars in writing from the Club.

Is Club Pelican Bay the same as Bay Colony golf?

No. Bay Colony is a separate residential community with its own club relationships. Do not conflate them.
