How should this season’s NABOR / Collier stats reshape a Naples golf-community shortlist?

As of NABOR’s September 2026 report (released Oct 23), Collier’s overall median closed at $575,000 with inventory down 17.3% to 4,240 homes and 5.5 months of supply—so this season’s golf shortlist should start from the single-family vs condo split ($747,500 / $400,000) and parcel-level comps, not last year’s excess-inventory playbook.

Local example

On October 23, 2026, NABOR released the September report. A buyer comparing a Mediterra Sports & Beach path to a Quail West House membership should treat that release as the current MLS backdrop—then overlay club-specific capacity from each club’s official membership page and parcel comps from the Collier (or Lee) Property Appraiser, not from a generic “Naples is hot” summary. Club capacity (for example, Mediterra Full Golf / Limited Golf at cap on the Club’s own page) is a membership constraint, not an MLS count.

What this means for buyers

Use the NABOR numbers for calendar and urgency, then build the shortlist from club rules and parcel facts. Ask for: (1) current membership category availability in writing from the club, (2) the parcel’s Collier or Lee tax roll / TRIM history, and (3) a side-by-side of HOA/POA + club + ad-valorem for each finalist address. Do not let a county-wide median decide between named golf communities.

What this means for sellers

If your golf-community home is priced to the current comparable set, September’s absorption story supports listing into season. Inventory is lower than last year—not zero. Days on market still averaged 99 in September, so priced-right homes move; peak asks still need comps from the Property Appraiser, not last year’s list.

FAQ

Does a $575,000 county median mean golf communities are “affordable” again?

No. That figure mixes all closed sales in Collier excluding Marco Island. Single-family median was $747,500; golf-equity communities routinely trade far above both. Use the medians as market weather, not as a price target.

Inventory fell 17.3%—should I waive inspections to win?

The data do not support that. Days on market still averaged 99 in September. Use the tighter supply to move faster on document requests, not to skip association or membership diligence.

Condo median fell while single-family rose—does that affect golf communities?

Indirectly. Softness under $300,000 is concentrated in condominiums (470 of 555 active listings in that band were condos). Estate golf product behaves more like the single-family side of the report.

How fresh are these stats?

The September 2026 report was released October 23, 2026. Re-check NABOR’s November 20 release on the market-statistics calendar before locking a January offer strategy.

Where do club waitlists fit?

After MLS timing. Treat club capacity (for example, Mediterra’s published Full Golf / Limited Golf at-cap status) as a separate constraint from county inventory months.
