Mediterra Sports & Beach or Lifestyle vs chasing Full Golf — how do I decide without a waitlist premium?
On Mediterra’s own membership page, Full Golf and Limited Golf are at capacity while Sports & Beach and Lifestyle are open — so decide whether you need resigning-member inventory to skip the line, or whether Sports & Beach (with optional Limited wait list) or Lifestyle covers how you’ll actually use the club this season.

Mediterra tiers (official availability + in-season golf access)
| Tier | Availability (official) | In-season golf access (official) | Beach / sports | Decision cue |
|---|---|---|---|---|
| Full Golf | At cap | Unlimited; no green fees | Full beach / clubhouse / sports | Only if resigning-member path clears and you will use the rounds |
| Limited Golf | At cap | 12 morning rounds + unlimited after 1 p.m. (green fees) | Full beach / clubhouse / sports | Plan for reopen / wait—not a premium chase without Club letter |
| Sports & Beach | Available | Six winter rounds after 1 p.m. (green fees); unlimited summer; Limited wait list eligible | Full beach / clubhouse / sports | Best match when Beach + sports are primary |
| Lifestyle | Available | Six summer golf rounds; summer range | Clubhouse / social; Beach rules by season | Best when dining / fitness / social drive the purchase |
Local example
A couple touring Mediterra in October 2026 plays golf eight to ten times per season and cares more about the Beach Club. Full Golf is at cap. Paying a list-price premium for a home marketed as “includes Full Golf equity” is rational only if the membership is confirmed transferable in writing, the price delta vs a Sports & Beach home is justified by your rounds, and Club transfer rules clear. Otherwise, buying a Sports & Beach–eligible home at a cleaner price—and using the Club’s own resigning-member sentence only if Full Golf is truly required—matches the published availability map.
What this means for buyers
Ask the Club—not the listing agent alone—for: category availability letter, fee schedule dated within the last 12 months, transfer / resignation rules, and Beach Club access by category. Use the privilege table above to score how you will actually spend winter months before chasing a capped category.
What this means for sellers
If you hold Full Golf, document transferability and the resigning-member path. If you hold Sports & Beach or Lifestyle, market the available path honestly—buyers reading the Club site already know Full Golf is at cap and will discount vague “golf community” language.
FAQ
Can non-owners join Mediterra’s club?
The Club states you must be an owner in Mediterra to be a member. Confirm any exception directly with the Club.
Is “at cap” the same as a published waitlist length?
Not necessarily. “At cap” means new applications in that category are not being accepted. Ask for the Club’s written waitlist or resigning-member procedures.
Does Sports & Beach include any golf?
Yes, on the Club’s published terms: six winter rounds after 1 p.m. (green fees), unlimited summer, plus Limited Golf wait-list eligibility. It is not Full Golf.
Why are initiation and dues omitted here?
Dollar joining fees and dues are not rendered on the live membership page or as a public brochure PDF schedule as of this review. Obtain the current schedule from the Club before modeling annual carry.
