Coming from an equity club up north — what does “equity” wording actually mean at Grey Oaks or Talis Park versus marketing language?

By Mike PepplePublished Updated 4 min read
A grand private golf clubhouse with a columned porte-cochere and royal palms lining the entry drive in Naples Florida, clear blue sky

At Grey Oaks and Talis Park, “Equity” is the clubs’ published category name for Resident/Non-Resident Golf or Sports tiers — it is not proof of northern-style refundable equity, a stock certificate, or a buy-back. Translate the label into an ask-list (refundability, transfer, capital calls, dues, golf vs sports privileges) and confirm dollars only from a dated club Guide or a written club quote — do not import northern refund math from broker blogs.

Key facts

  • Grey Oaks’ public membership page labels tiers Resident and Non-Resident Equity Golf and Resident and Non-Resident Equity Sports — “Equity” is the club’s own category word on the live page. (Grey Oaks Membership)
  • Equity Golf Members (Resident or Non-Resident): full access to Grey Oaks CC and the Estuary at Grey Oaks CC amenities, including unlimited golf privileges. (Grey Oaks Membership)
  • Equity Sports Members (Resident or Non-Resident): full access to Grey Oaks CC and Estuary amenities, excluding golf course access and golf privileges. (Grey Oaks Membership)
  • Club links a 2026 Membership Guide on Issuu from the membership page; treat the Guide as an ask-source. Initiation and dues dollars are not published here until a dated PDF extract or written club quote is in hand. (Issuu Membership Guide 2026)
  • Membership inquiries: Kathy Bryant, Director of Membership — (239) 262-5550; club address 2400 Grey Oaks Drive North, Naples FL 34105. (Grey Oaks Membership)
  • Amenity geography on the club site: West Clubhouse (“the Estuary”) ~19,000 sq ft; East Clubhouse ~62,000 sq ft; club markets three golf courses. (Grey Oaks Membership / Home)
  • Talis Park: “To enjoy the wonderful amenities Talis Park offers, membership is required.” Categories named Resident Equity Golf Member and Resident Equity Sport Member. (Talis Park Membership)
  • Talis Resident Equity Golf: privilege to entire community amenities year-round, with reciprocal privileges in summer (May–October). (Talis Park Membership)
  • Talis Resident Equity Sport: privilege to entire community amenities year-round, except golf during peak season without a Golf Member accompanied (limited). (Talis Park Membership)
  • Talis membership contact: (239) 449-5912; club address 16665 Toscana Circle, Naples FL 34110; main Tel. (239) 514-1051. (Talis Park Membership / Home)
  • Diligence rule for northern relocators: “equity” on these pages is a tier label, not a guarantee of refundable-equity economics — ask each Club in writing for refundability, resignation, transfer, capital calls, and initiation/dues. (Process from club pages)

Local example

A buyer relocating from a northern refundable-equity club tours Grey Oaks and Talis Park in October 2026 and hears “equity membership” on both campuses. Correct diligence that month: (1) read each club’s live membership page and note the exact tier names (Equity Golf vs Equity Sports; Resident vs Non-Resident where published), (2) request the 2026 Grey Oaks Membership Guide and a Talis membership packet in writing, (3) ask refundability, resignation, transfer, and capital-call questions before modeling year-one cash, and (4) do not paste northern refund percentages or broker-blog initiation figures into the worksheet. Campus size (Estuary ~19k sq ft West vs ~62k sq ft East; three Grey Oaks courses) helps locate lifestyle — it does not prove refund math.

What this means for buyers

Build an ask-list, not a northern spreadsheet. For Grey Oaks call Kathy Bryant at (239) 262-5550; for Talis call (239) 449-5912. Confirm which category attaches to the address you are buying, whether Non-Resident paths exist for your situation, and what happens on sale or resignation. Until dollars come from a dated Guide extract or a club letter, leave initiation and dues blank.

What this means for sellers

If you hold Equity Golf or Equity Sports, disclose category and transfer/resignation rules in writing separately from the POA/HOA estoppel packet. Buyers coming from northern equity clubs often assume refundable economics; clearing that vocabulary early prevents retrades after the membership office answers.

FAQ

Does “Equity Golf” at Grey Oaks mean I get my initiation back when I leave?

Not from the public membership page alone. “Equity” is the published tier label for Golf (and Sports) categories. Ask the Club in writing about refundability, resignation, and transfer before you model a buy-back.

What’s the difference between Equity Golf and Equity Sports at Grey Oaks?

Equity Golf includes unlimited golf privileges across Grey Oaks CC and Estuary amenities. Equity Sports includes those amenities excluding golf course access and golf privileges.

Is membership optional at Talis Park?

Talis Park’s membership page states membership is required to enjoy the community’s amenities. Confirm which Resident Equity category applies to your purchase.

Why aren’t initiation and dues dollars on this page?

Grey Oaks and Talis public pages describe structure and privileges; dated fee tables are not published on those pages. Use the 2026 Guide / written club quote only.

Can I treat Non-Resident Equity the same as Resident Equity?

Grey Oaks publishes both Resident and Non-Resident Equity Golf and Sports labels. Confirm eligibility, privileges, and fees for your residency status in writing — do not assume they are identical economics.
