Remington, Windsor, Biltmore, or Trieste — what should I verify tower-by-tower inside Bay Colony before shortlisting?

By Mike PepplePublished Updated 5 min read
Several elegant beachfront condominium towers set among palms and lush landscaping along a pristine white sand beach in Naples Florida, aerial view

Inside Bay Colony, shortlist tower-by-tower: Remington (Beach Club / Ritz adjacency + guest suites), Windsor (1998 Gulf-front, 31 units / 21 stories), Biltmore (1997, 75 units / 22 stories, staffed desk), Trieste (newest, 105 residences / 19 stories). Same master BCCA + Foundation overlay—different condo docs, ages, and amenity ledgers. No rankings.

Key facts

  • Bay Colony is a private master-planned community of about 200 acres inside Naples’ Pelican Bay, with 11 luxury condominium communities (association framing: 6 beachfront / 5 bayfront), 5 private residential neighborhoods, staffed entry, Beach Club membership privileges, Tennis Club (six hydro-clay courts), and eligibility to pursue Bay Colony Golf Club—not automatic golf membership. (bay-colony.org)
  • Master association = Bay Colony Community Association (shared amenities, access control, appearance, services). Each named tower is its own condominium association with separate docs—shortlist tower-by-tower, not “Bay Colony” as one HOA. (bay-colony.org)
  • The Remington (association page): traditional architecture; located between Bay Colony Beach Club, Tennis Courts, and the Ritz-Carlton; markets a relationship for concierge/room service via private walkway; amenities include private elevator foyers, pool/spa, fitness, social room, pub/card room, board room, two large guest suites, private walkway to Gulf. Confirm current rental, guest, and assessment rules in Remington condo docs—not the marketing page alone. (bay-colony.org/remington)
  • The Windsor (association page): final Bay Colony high-rise built directly on the Gulf; construction began 1997, move-ins early 1998; 31 units in a 21-story building (7 penthouses ~10,110 SF; 24 units ~6,900 SF, two per floor); elevators open into units; amenities include exercise/massage, saunas, social/library, spa/pool; adjacent Beach Club. Age makes SIRS/MI diligence non-optional (see the SIRS and milestone-inspection checklist). (bay-colony.org/the-windsor)
  • The Biltmore (association page): 22-story Gulf-bordering high-rise; 75 condominium apartments + 4 penthouses; two guest suites + manager’s unit; private condo entity from May 1997; markets 24/7 front desk, in-house mechanical staff, renovated common areas/fitness, and “financially sound” reserves framing—still confirm current budget, SIRS, COI, and special-assessment notices in writing (no guessed $). (bay-colony.org/biltmore)
  • Trieste (association page): marketed as Bay Colony’s newest luxury tower; 19 stories; 105 residences; Gulf/bay/preserve views; private cabanas, tower suites, private garages; amenities include two guest suites, theater, social room, billiards, library, conference, fitness, pool pavilion. Pull Trieste association docs separately (baycolonytrieste.com linked from association site). (bay-colony.org/trieste)
  • Other Bay Colony condo pages exist on the association site (Brighton, Carlysle, Contessa, Marquesa, Salerno, Toscana, Vizcaya, Bay Colony Shores, The Strand, Mansion La Palma, and others)—this shortlist stays on Remington / Windsor / Biltmore / Trieste; mention others only as “Bay Colony has 11 condo communities.” (bay-colony.org/condominiums)
  • Pelican Bay Foundation membership remains mandatory for Bay Colony owners as Pelican Bay property owners—Foundation assessments are a separate ledger from BCCA and from each tower’s condo assessments. FY2027 Foundation: $3,435 / RCA $15,000 if cited. (pelicanbay.org; PBF Estoppel FY2027)
  • Golf Club membership is eligibility to pursue, not conveyed by unit purchase—keep Club Pelican Bay / Bay Colony Golf Club initiation asks off the shortlist matrix unless the club confirms in writing. (bay-colony.org; baycolonygolfclub.com/membership)
  • Tower-by-tower verify list (process): declaration/bylaws/rules · current budget & reserves · SIRS + MI summary · master COI / deductibles · leasing min/max · guest-suite rules · parking/storage/garage rights · special-assessment / loan notices · estoppel path—dated from each association, not from bay-colony.org marketing copy. (Fla. Stat. § 718.503; DBPR FAQs)

Local example

A buyer touring “Bay Colony” in October 2026 is shown Remington and Trieste on Saturday and Windsor on Sunday, then asked which building “feels like Bay Colony.” Correct shortlist discipline: treat each as its own condo association under BCCA and the mandatory Foundation overlay; pull Remington guest-suite and rental rules separately from Windsor’s 1998-era SIRS/MI packet; read Biltmore’s current budget and special-assessment notices instead of “financially sound” marketing language; and model Foundation FY2027 $3,435 / RCA $15,000 on every Bay Colony worksheet. Ranking towers by lobby finishes without dated association docs is not a shortlist.

What this means for buyers

Do not buy “Bay Colony” as one product. Buy a named tower’s declaration, budget, SIRS/MI status, and leasing rules—then add BCCA amenities and Foundation carry. Keep golf eligibility off the matrix until a club puts terms in writing.

What this means for sellers

Disclose which tower association governs the unit, plus Foundation and BCCA layers. Buyers comparing Remington to Trieste will ask for building-level packets; a generic “Bay Colony” brochure will not close the diligence gap.

FAQ

Is Bay Colony one condominium association?

No. Bay Colony Community Association is the master; each named tower (Remington, Windsor, Biltmore, Trieste, and others among the 11 condo communities) has its own condo association documents.

Does buying in Bay Colony include Bay Colony Golf Club?

Association materials frame eligibility to pursue membership—not automatic golf with the unit. Confirm with the club in writing.

Why does Windsor’s 1998 age matter?

Older high-rises sit in age bands that make milestone-inspection and SIRS document asks non-optional under Florida’s condo safety framework—request status for every tower, including newer ones.

What Foundation costs sit on every Bay Colony owner worksheet for FY2027?

Annual Assessment $3,435 and Resale Capital Assessment $15,000 (buyer at closing for deeds recorded on/after Oct 1, 2026)—separate from tower and BCCA assessments.

Should I shortlist other Bay Colony condo communities in this same post?

This answer page focuses on Remington, Windsor, Biltmore, and Trieste. Bay Colony has 11 condo communities—apply the same tower-by-tower document ask to any other named building.
